“I have known Shermin for a long time, ever since she was a vacation trainee at PwC. When I was sourcing for alternative accommodations for secondees coming to Singapore for training, I got in touch with Shermin. Part of my company’s requirement includes finding a suitable place near to the CBD, which has basic amenities and near transportation hubs, and the provision of weekly cleaning services and utilities, akin to that of a service apartment.
Nonetheless, Shermin was patient with my numerous requests, and was able to provide alternative arrangements and viewings with numerous landlords and agents, which eventually led to finding a suitable unit for lease at a fraction of the cost of renting service apartments for the secondees.

Shermin was keen to understand our needs, and quick to select and arrange multiple viewings for us. She facilitated in the decision-making process, giving suggestions and patiently guiding us through the entire journey, from negotiating the rent, to explaining the timeline and paperwork, and to the eventual handover of the unit.
We would particularly like to highlight how Shermin went over her scope as an agent, in the application to URA for the change of use of shophouse. “I was introduced to Shermin as a recommendation by a friend, and engaged her services to rent out my condominium which has been unoccupied for a year. Overall, I am very impressed and pleased with the speed of her response and her level of professionalism.
Regular updates on tenant profile were provided in thoughtful and organised manner, and she goes over and above her role as an agent, to oversee defect checks with the developer team and arrange and oversee renovation works and deliveries, effectively relieving me from the hassle, as an owner who is currently working overseas.
Whenever an offer from a suitable tenant arrive, Shermin would negotiate based on my interest and she was always patient even when negotiation falls through at a late stage. At every step of the negotiation, Shermin shared her suggestions based on my requirements and the tenant’s requirement to create a win-win situation for both parties.
Eventually after 1.5 months of sourcing for a suitable tenant, she secured an expatriate family who was willing to pay 20% above market rent, in exchange for obtaining certain reasonable but unconventional concessions, such as upfront fitting allowances and features improvement to the unit. Shermin worked with the tenant and various contractors to make purchase of furniture and electronics, installation of bathroom accessories, rectification works and other logistics arrangement, all within a tight timeline of less than a week from the date of viewing, while keeping me informed of the progress throughout the week.
